A. Interior Architectural Design Package
If a client truly wants a fully custom house inside and out, then a full set of Interior Architectural Design plans will be needed. These plans will specify the interior design, detail and finishes of everything, from countertops to flooring and from windows and doors to crown molding and base trim. We go over all of the details with the client, getting an understanding of their style, color and finish preferences. The detailed plans we provide will tell the building exacting what materials to source and what the finished product should look like – whether its trim around a window or the specification of a glass brick wall.
Consider what you want both aesthetically and functionally from your project. What is the time frame for occupying the structure? What are the indoor and outdoor space requirements or the likely movements and interactions of those using the building? Answering these questions will not only save time with your architect, but provide insight into uses and operating conditions.
B. Site Design Package
A Site Design Package is all about the outside of the home, and the setting of what will surround the home. We will provide drawing of the design of site walls, terraces, fences, driveways, walkways, and more. What is outside your home is every bit as important as what is inside.
Think about what you need from a site. If you’ve chosen or are considering specific sites, begin to match your list of needs to what the actual properties offer. Your architect can identify unusual or troublesome site conditions such as soil irregularities, drainage difficulties, or problematic slopes. You and your architect will also make site decisions involving orientation and design, depending on your specific preferences, such as the use of sun for heating.
C. Bidding Package
When it comes to determining who should be the building on the project, there are many variables to consider. We assist our client in obtaining construction cost bids from a number of builders. We know just what questions to ask to ensure our clients are considering building companies with the right mix of talent and business savvy to ensure a trouble free project. Once we have helped our client make the final decision, we update any plans that are needed, help the client review the contract and establish the building schedule.
A building or renovation project involves present and future economic commitments. Once your project is complete, furnishings, day-to-day operations, maintenance and future repairs add to the total cost. Your architect can help you develop a realistic estimate through a life-cycle cost analysis, which calculates expected future operating and maintenance costs.
